Remodeling in a high-rise or condominium unit comes with unique challenges compared to a single-family home, but that doesn’t mean you have to compromise on your vision. The key is working creatively around structural elements, mechanicals, and building restrictions to achieve a stylish and functional space.

Maximizing Space in a High-Rise Remodel

In a recent San Antonio high-rise project, homeowners who relocated from the suburbs sought to modernize their kitchen and improve its connection to the main living area. A major obstacle? A restrictive peninsula layout that made the space feel tight.

Smart Solution: By removing the peninsula, the design team not only improved flow but also gained additional wall space. The solution? A row of custom cabinetry for storage, cleverly designed to integrate an accessible laundry area.

Overcoming Structural Challenges

Many high-rise buildings have mechanical walls and columns that can’t be removed. In this case, a key mechanical wall created an uneven depth between the cabinetry sections. Instead of letting this disrupt the design, the team implemented a creative workaround:
  • A shallow spice shelf was built over the middle bump-out, maintaining alignment with surrounding cabinetry.
  • The mechanical wall was shortened just enough to accommodate a pantry cabinet, an unexpected yet welcome storage solution for the homeowners.

Custom Craftsmanship for a Seamless Look

Because of the unconventional space constraints, much of the cabinetry had to be custom-built on-site. To complement the condo’s aesthetic, the kitchen island was crafted from maple wood with a stained finish, while the surrounding cabinetry featured a painted finish with brushed glazing details—creating a refined, cohesive look.
